If you do not take the appropriate actions, we may deal with this as anti-social behaviour or a breach of your tenancy agreement.

'Fair and reasonable' You can apportion the running costs of your home on a 'fair and reasonable' basis. For example, a consultant who does most of their work from home will be able to claim for more than a builder who only spends a few hours each week at home working on quotes and admin. Mortgage, rent and council tax If you have a mortgage you can claim a proportion of the interest but not the capital repayments. If you rent your home you can claim a proportion of your rental costs. You can also claim a proportion of your council tax costs. Telephone and broadband If you have a dedicated business line and broadband service you can claim all of this. If instead you use your personal landline, broadband and mobile phone for business use, you need to work out what proportion of the actual charges are down to business use. Light and heat You can claim a proportion of your costs for heating and lighting for the space/s used for business activities. Repairs If you need to carry out a repair to a room or space used for business you can claim a proportion of this. For example, if you need to repair a window in a room you use as an office for 80% of the time you could claim 80% of the costs. However, if a repair relates to the whole property – e.g the roof – you can only claim a proportion of the costs. Apportioning costs Here’s a simple method for calculating this. Add up all the claimable costs, multiply this by the percentage of rooms you use for work, and multiply this by the percentage of time you use these rooms. E.g if you have a 10 room home and you use one for business 90% of the time the calculation is: total claimable costs X 10% (one room out of 10) X 90% (usage).
